Technology Provider and Software Licence: This Website operates on the "Inmoqueen" technology platform, whose intellectual property, source code, database structure, and technical architecture are owned by IMPROVE TECHNOLOGY, S.L. (Tax ID B74404880), with its registered office at Calle Chile No. 4, Las Rozas, Madrid, Spain. REINES uses this platform under a software licence for the management of its real estate business.

2. PURPOSE AND ACCEPTANCE

Access to and/or use of this Website confers the status of User, who, by accessing and/or using the Website, agrees to be bound by these General Terms of Use.

The purpose of the Website is to provide Users with access to information about REINES' property portfolio, personalised property searches, property alerts, and the ability to make online property reservations.

3. TERMS OF USE OF THE WEBSITE

The USER assumes responsibility for the use of the Website. Such responsibility extends to any registration required to access certain services, including the private "My Account" area, favourites management, and online reservations.

3.1 Registration and Credential Security

Users may register either by completing the registration form or through third-party authentication services (Google OAuth).

The USER is responsible for providing accurate and lawful information. Where registration results in the assignment of a password, the USER undertakes to use it diligently and keep it confidential.

REINES and its technology provider implement appropriate security measures, including credential encryption. However, the USER remains solely responsible for safeguarding their login credentials.

3.2 Prohibited Uses

The USER undertakes to use the Website, its content, and services appropriately and, in particular, agrees not to:

• Engage in unlawful or illegal activities, or activities contrary to good faith or public order.

• Damage the physical or logical systems of REINES, its service providers (including AWS and Improve Technology), or any third party.

• Attempt to access, use, modify, or manipulate the email accounts or communications of other Users.

• Use automated systems (including bots, crawlers, or web scrapers) to extract property data on a large scale without the prior express authorisation of REINES.

4. INTELLECTUAL PROPERTY

Real Estate Content

REINES owns or holds the necessary licences for all intellectual and industrial property rights relating to the editorial content, property photographs, videos, 360° virtual tours, property descriptions, and trademarks displayed on the Website.

Technology Platform

IMPROVE TECHNOLOGY, S.L. owns all rights relating to the underlying software, including, but not limited to:

• Backend source code (PHP/Laravel);

• Frontend source code (Livewire/Tailwind);

• User interface design;

• Data model; and

• Integration algorithms.

The reproduction, distribution, public communication, transformation, or any other exploitation, whether in whole or in part, of the contents of this Website for commercial purposes, by any means or in any format, is expressly prohibited without the prior written authorisation of REINES.

5. DISCLAIMER OF WARRANTIES AND LIABILITY

5.1 Technological Availability

REINES does not guarantee uninterrupted access to the Website or the absence of technical errors.

The Website is hosted on cloud computing infrastructure provided by Amazon Web Services (AWS). Although this infrastructure offers high levels of availability, technical incidents beyond the control of REINES may occur.

5.2 Property Information: Prices and Synchronisation with External Portals

All amounts displayed on the Website are deemed accurate except in the event of typographical or numerical errors.

The published sale prices are exclusive of any applicable taxes, notarial fees, Land Registry fees, and any other costs that may apply under the legislation in force at the time of the transaction.

The information published on the Website has been prepared in good faith for the purpose of accurately describing the advertised properties. REINES reserves the right to amend such information whenever necessary.

REINES accepts no responsibility for inaccuracies or false information relating to any advertised property where such information has been provided by the property owner.

Property information, including prices, floor areas, and features, is subject to continuous updates.

The Inmoqueen platform synchronises property data with external property portals, including Idealista, Fotocasa, and ThinkSpain. REINES shall not be liable for temporary discrepancies between the information displayed on this Website and that published on such third-party portals arising from API synchronisation delays.

5.3 Payments and Reservation System

The Website integrates a payment gateway operated by Stripe Payments Europe, Ltd.

REINES neither stores nor has access to Users' complete credit or debit card details.

Accordingly, REINES shall not be liable for payment processing failures, incorrect charges, or security incidents directly attributable to the payment service provider or to interruptions in the User's internet connection during the payment process.

5.4 Maps and Geolocation

Property locations displayed on interactive maps (Google Maps) are approximate.

REINES does not guarantee the absolute geodetic accuracy of the coordinates displayed and shall not be liable for any decisions made by Users based solely on the map representation.

6. MODIFICATIONS

REINES reserves the right to make, without prior notice, any modifications it considers appropriate to the Website, including changing, removing, or adding content, services, or the manner in which they are presented.

7. LINKS TO THIRD-PARTY WEBSITES

Where the Website contains links or hyperlinks to third-party websites, REINES exercises no control over such websites or their content.

The inclusion of such external links shall not imply any association, partnership, merger, endorsement, or participation between REINES and the operators of those websites.
